Will Trees be a care home? No. Trees will be an extra-care sheltered housing scheme for older people with a range of care needs.
What extra care will be provided? The London Borough of Haringey will provide a range of care options to meet the needs of individuals.
When will the scheme be ready for occupation? January 2011.
What type of accommodation will Trees provide? There will be 40 apartments, comprising:
- 21 one-bedroom apartments
- 19 two-bedroom studio apartments

Can I buy one of the apartments? No, the apartments may only be rented through an assured tenancy (see below).
What is an assured tenancy? An assured tenancy is a legal agreement in writing that sets out the rights and responsibilities of the landlord and tenant.
If I can’t buy an apartment, how much security will I have? Provided they pay their rent and observe the other terms of their tenancies, our tenants will retain the right to remain in their apartments for as long as they wish to do so. What does it cost to rent an apartment? The initial rent for a one-bedroom apartment will be in the region of £113 per week + service charges The initial rent for a two-bedroom apartment will be in the region of £120 per week + service charges.
Can the rent increase? Yes. However, any rent increase must be in accordance with the statutory guidelines relating to assured tenancies. For further information, please visit the Tenant Services Authority website at www.tenantservicesauthority.org.
What are the current service charges? These are being assessed but we estimate that they will be in the region of £90-100 per week.
How safe are the apartments? The scheme will:
- be staffed around the clock
- provide a 24-hour alarm system for emergencies
- have an onsite scheme manager.
What facilities are available to tenants? Tenants and their guests may enjoy the use of:
- substantial gardens
- a range of activity rooms
- an internet cafe
- a guest suite (which is available at an affordable rate for relatives wishing to stay overnight)
- a hairdresser’s
- a laundry,
What services are available to tenants? A range of activities – to be determined in due course by the tenants – will be made available to tenants in the activity rooms. This range is likely to include everything from film evenings to art classes.
Will I still enjoy my privacy and independence? Yes. Rather than run our tenants’ lives, we merely seek to provide support when it is needed. All of the accommodation is self-contained, allowing our tenants to come and go as they wish. While we offer a range of communal activities, these are entirely optional.
What accommodation is currently available to let? We will be accepting applications for tenancies from August 2010.
