Is Nuffield Lodge a care home? No. Nuffield Lodge is a sheltered housing scheme for the active elderly.
What type of accommodation does Nuffield Lodge provide? There are:
- 5 one-bedroom apartments
- 19 studio apartments
all of which are self-contained and let at affordable rents.
Can I buy one of the apartments? No, the apartments may only be rented through an assured tenancy (see below).
What is an assured tenancy? An assured tenancy is a legal agreement in writing that sets out the rights and responsibilities of the landlord and tenant.
If I can’t buy an apartment, how much security will I have? Provided they pay their rent and observe the other terms of their tenancies, our tenants will retain the right to remain in their apartments for as long as they wish to do so. What does it cost to rent an apartment? The current rent for an apartment is around £100 + Service Charges.
Can the rent increase? Yes. The rent is reviewed each year. However, any increase must be in accordance with the statutory guidelines relating to assured tenancies. For further information, please visit the Tenant Services Authority website at www.tenantservicesauthority.org.
What are the current service charges?
Service charge is £50.39
How safe are the apartments? The scheme has:
- a 24-hour alarm system for emergencies
- an onsite scheme manager.
What facilities are available to tenants? Tenants and their guests may enjoy the use of a:
- beautiful communal garden
- communal lounge
- guest bedroom (which is available at an affordable rate for relatives wishing to stay overnight).
In addition, the scheme is visited each week by a:
- greengrocer (every Tuesday)
- fishmonger (every Wednesday)
- hairdresser (alternate Tuesdays)
- mobile library (every fourth Tuesday).
What activities are available to tenants? A range of optional activities is offered to tenants, including:
- coffee mornings
- film evenings
- exercise classes
- watercolour classes
- outings.
Will I still enjoy my privacy and independence? Yes. Rather than run our tenants’ lives, we merely seek to provide support when it is needed. All of the accommodation is self-contained, allowing our tenants to come and go as they wish. While we offer a range of communal activities, these are entirely optional.
What accommodation is currently available to let? At the present time, we have a small number of self-contained studio apartments available for rent.
Is there a waiting list? Yes.
Do I qualify for a tenancy? To qualify for a tenancy, you must be:
- 55 years of age or over
- able to live an independent life.
